Whenever a lease comes up for renewal it behooves a landlord to take a quick look at what the market is doing in Park City property management and adjust up if you are able. The other thing you should consider is the idea that paying a little extra each month is easier for some tenants than the prospect of moving. For example for the longest time I hated my internet and phone provider. I didn't like the service, felt like I was paying more than I should, and wanted to switch. &lt;p&gt;This is directly tied to rent and rent increases. If you bump the rent up too much you could be faced with some vacancy. That may be okay if the increased rent amount you can now obtain on the open market makes it worth it to have a little vacancy. As a landlord in Park City property management you should always act quickly when your tenant provides notice that they are moving out. Start advertising and marketing before the tenant has left the property. As a landlord you can enter a property for reasonable business purposes with proper notice and touring the property to a new tenant is certainly a reasonable business purpose. If there are repairs that will need to be made once the tenant has vacated act quickly to get them going and have your property returned to rentable condition. Are you looking to eventually retire here or have this property as a vacation home a few years down the road? I have one property owner who likes to come stay in Park City a few times a year in the spring and summer. We rent his property furnished during the winter as this is the peak time for rentals in Park City. It rents for a premium and he enjoys it the rest of the year. Consider what your plan is with the property when it comes to furnishings.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;The Condition of The Furniture:&lt;/strong&gt; If the property you have just purchased has been a rental for some time, or if it was your vacation property and you threw a hodge-podge of items together to make it livable then perhaps you should consider removing the furniture. Damaged or mismatching items do not command a premium in Park City property management.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Most Long Term Tenants Have Furniture:&lt;/strong&gt; When renting a property you want to cast the widest net possible. That way you create the largest pool from which to pick a qualified applicant. It really is a numbers game in many ways. And experience has taught me that the majority of people looking for a long term rental in Park City have their own furniture. Sure they may lack an item or two but the generally do not want or need another person's furniture.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;These are just some of the things you should consider when dealing with a furnished property in Park City property management. But as a general rule of thumb if you want to rent seasonally then keep it furnished. If you want to rent long term then get rid of the furniture. In Park City a seasonal tenant will most likely need furniture as they may just be here for the ski season while a long term tenant is someone moving to the area more or less permanently and will bring their own items with you. This does not mean you must get rid of your furniture if you rent long term. But again it you are trying to cast the widest net possible don't limit yourself to a long term tenant who needs furniture.&lt;/p&gt;

But even with most of my properties being long term rentals it seems that I have more lease expirations and subsequently more properties coming available in the summer and fall. Well the first step is making sure you &lt;strong&gt;get good tenants&lt;/strong&gt;. Doing proper background and reference checks is a great place to start. &lt;p&gt;Another thing you can do as a landlord is respond quickly and professionally to requests from tenants or maintenance items at your property. By responding quickly you are letting your tenants know that their concerns are a priority and that you will act quickly to maintain your property.&lt;/p&gt;
&lt;p&gt;Keeping rent competitive within your market is another way to keep tenants long term. If a good tenant feels like they are paying a fair price to live in the property they are less likely to jump ship in Park City property management.&lt;/p&gt;
&lt;h2&gt;Plan Ahead&lt;/h2&gt;
&lt;p&gt;If your tenant is moving for an unavoidable reason such as job transfer or family matters then you should act quickly to minimize the time your property is vacant. Hopefully your lease is structured to require a 30 day notice if your tenant is moving at the end of the lease. If so this 30 day window is when you should kick your marketing into high gear, tour the property with proper notice to the current tenant, and try to secure a new tenant before the old one has even moved on. In looking back I cannot recall a time in the last few years where a property we manage has sat vacant for lack of a tenant. It takes time to build up to this level of performance but when you get there it makes Park City property management great!&lt;/p&gt;

And while you can't always make another person change you are in control of your own actions in any situation you encounter in Park City property management. So for today I have created a list of 8 things that by doing or not doing you can make your life a lot more difficult. &lt;li&gt;&lt;strong&gt;Not Communicating:&lt;/strong&gt;&amp;nbsp;Maybe you don't want to be bothered. Maybe you are busy. Maybe you just don't care. But if your tenant calls you with something that requires a response waiting a few days or not calling them back ever is unacceptable. Many small problems can easily become big problems if they are neglected rather than dealt with promptly. I'm not saying you need to be available 24-7 but if your tenant has a question or concern you should get back to them as quickly as is reasonably possible.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Don't Maintain The Property:&lt;/strong&gt;&amp;nbsp;Maybe your tenant calls with a minor maintenance item. You are busy or not interested in fixing it so you let it go. Or after a tenant moves out you get the place cleaned and do little else. Unfortunately properties require maintenance, it is no different for Park City property management than anywhere else. Not attending to small maintenance items can cause them to turn into big maintenance items. And not doing preventative maintenance regularly can lead to costly repairs down the road.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Have Your Buddy Take Care Of The Place:&lt;/strong&gt;&amp;nbsp;Maybe you used to live in the property but have had to move away. So you ask a buddy who lives nearby to help you take care of the place. He's a good friend and you want to make as much money as possible on your rental so you aren't paying him. Bad idea. Even the best of friends are going to put your rental property as their first priority. Your buddy isn't going to have any of the proper insurance or licensing and probably not any of the skills or knowledge necessary to manage a rental property.&lt;/li&gt;
&lt;li&gt;&lt;b&gt;Don't Charge A Late Fee:&lt;/b&gt;&amp;nbsp;If you never charge a late fee chances are you tenant will pay late. Some tenants are on the ball and always pay their bills on time. But some need that motivation provided by a late charge to keep them on time. You may need to do it only once but doing so is significantly better than chasing down a rent check in Park City property management.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Refuse To Rent To Any Protected Class:&lt;/strong&gt;&amp;nbsp;In last Friday's blog titled&amp;nbsp;&lt;a href="http://www.ccparkcity.com/blog/bid/380435/Questions-You-Can-t-Ask-In-Park-City-Property-Management" title="&amp;quot;Questions You Can't Ask In Park City Property Management&amp;quot;" target="_blank"&gt;"Questions You Can't Ask In Park City Property Management"&lt;/a&gt; I went through all of the different protected classes found in Fair Housing laws and types of questions you shouldn't ask regarding them. If you catch yourself not renting to any of these classes in a discriminatory manner you could find yourself in a lot of trouble. The simple answer is don't do it.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Not Using Proper Notices:&lt;/strong&gt;&amp;nbsp;If you aren't using a proper notice for late payment, eviction, entering a property, etc. you are doing it wrong. A tenant has certain rights to a property and you can't just enter without either using a proper notice or obtaining permission first.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Not Using A State-Specific Lease:&lt;/strong&gt;&amp;nbsp;Something you pulled of Google is better than nothing. If you aren't even using a lease then start ASAP. But even better find a lease that is written for your state. Each state has specifics and for Park City property management you need a lease to match them.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Changing The Locks:&lt;/strong&gt;&amp;nbsp;You want your tenant out so you just change the locks. Simple, easy, done. Wrong! First it is illegal, second there is a specific process you need to go through in order to prevail in an eviction proceeding in court. Always do things the right way.&lt;/li&gt;

&lt;p&gt;There was a couch that had been cut in half and crammed into a dumpster. There was an older glass screen TV that had been abandoned on a third floor landing and was collecting dust. There were empty boxes stacked outside the door of one of the condos. It just reminded me that humans generate a lot of waste. About a month ago at the same complex some garbage dumpsters didn't get picked up on one of the pickup days (we have three a week). You would have thought the world was going to end by the reaction some people had to the mess that was created. People create garbage and garbage creates problems. So what can we do to combat this endless problem?&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Reuse:&lt;/strong&gt;&amp;nbsp;There are many options available that allow unwanted items to be reused. Locally we have the Habitat For Humanity Restore. They will take certain items that you can donate and are in good repair and sell them. This serves several purposes. It diverts waste such as household goods or construction materials from landfills to protect the environment and provides an inexpensive source for these items to low income families within the community. Restore then uses the money generated from the sale to fund low income housing. Some items that are not accepted at Restore will be taken by The Christian Center. They are both great sources for disposing of unwanted items in a responsible manner for Park City property management.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Recycle:&lt;/strong&gt;&amp;nbsp;I am regularly amazed at the different type of items the local Recycling Center in Park City will accept. Items like the TV I mentioned can be taken to the Recycling Center rather then tossed in the dumpster to clutter a landfill. There are even companies in the Salt Lake area that specialize in electronics recycling. We use an awesome company, Curb It Recycling, to pick up bins placed around the property for the collection of paper, cardboard, and mixed glass, metal, and plastic. Many municipalities offer recycling pick up as well and this should continue to grow in the coming years.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;So what does this mean for Park City property management? Well the last thing you want is a property being overrun with garbage. Informing your tenants of local recycling options, proper refuse disposal, and general expectations regarding the condition of your long term rentals in Park City can really help combat possible problems with waste disposal. And this also goes back to my point about inspections. Keep an eye on your property and you will know of any potential problems before they get out of hand.&amp;nbsp;&lt;/p&gt;

Today I would like to focus especially on tenants who complain or nitpick very small issues in long term rentals in Park City. I'm sure you know the type, they make mountains out of mole hills and demand that every small item be fixed. Things that are acceptable to most people are completely unacceptable to these individuals. Let me share with you an experience I had with this type of person.&lt;/p&gt;
&lt;h2&gt;On Second Thought...&lt;/h2&gt;

&lt;p&gt;About a year ago I had an interested person tour a rental property. The current tenant still occupied the property and was in the process of moving out so they place did not show well. The prospective tenant was willing to overlook some of the clutter and I explained to him that we would have the place cleaned and ready for his move in. A few weeks later the old tenant was gone, we had the property and carpets cleaned and maintenance did some touch up work in the property. Unfortunately what I thought would be a regular move in turned out to be anything but. The tenant said the property was completely unacceptable. They found everything wrong they possibly could and started making demands as to what would had to be fixed and when. The straw that finally broke this camel's back was a demand that the carpet be replaced immediately. And by immediately they meant TODAY! I began to get the feeling that with this individual it wouldn't matter what we fixed it would never be good enough. I spoke with the owner of the property and recommended that we refund this person's money on the basis of being unable to meet their timeline for the required repairs. After describing the situation the owner agreed and I happily bid this person a fond farewell. Fortunately I was in a position where the tenant had not moved in and I could cut ties with them quickly and cleanly. But what if you aren't in this situation? &lt;h2&gt;A Reserve Account&lt;/h2&gt;
&lt;p&gt;As a property manager who also does Park City HOA management I am very familiar with the concept of reserve accounts. Essentially a reserve account is money set aside in anticipation of future repairs to a property. Along with death and taxes property repair is a sure thing. Obviously you keep a security deposit in the event that a tenant does damage to a property, but are you keeping money in the event that something in the property breaks? Water heaters leak, furnaces break, appliances die, and in general the components of your house only have a certain useful life. I have too often run into a property owner who is caught completely unprepared for an unanticipated expense. I say unanticipated but is a 15 year old water heater developing a leak truly unanticipated? And when something as crucial as a water heater goes there isn't any wiggle room with getting by, performing and band aid repair, or telling the tenant you will "get to it soon". As a property owner you should have an account set aside for repairs and maintenance of your long term rentals in Park City. Establish the account when you purchase the property and make sure to put a little money into it every month. This way when repairs come up you can act swiftly and you will have happy tenants who recognize your willingness to maintain your property and respect the property as well.&lt;/p&gt;
&lt;h2&gt;Good Tenants&lt;/h2&gt;
&lt;p&gt;Good tenants are truly invaluable. I have seen all types of tenants in my time with a Park City property management company and I can tell you that some tenants are just not worth the problems they bring. As a smart landlord you should always be thorough in you background checks. You want to make sure you get the right people. Once a tenant has taken occupancy it can be a difficult process to have them removed. But when they are prospects all it takes is a simple no. Do your research and get the right people. And once you have those great tenants make sure you take care of them. Be a responsive, courteous landlord. Some tenants are not comfortable with a landlord entering a property when they are not present, respect this. When you receive a maintenance request respond quickly and thoroughly to the request. From a tenant's point of view they are paying a good amount of money and they expect a landlord to do certain things. If you have a good tenant who happens to have a month when rent is late don't treat them as though they are suddenly a criminal out to rip you off. Speak with them directly and honestly to see what they can pay and when. Use your best judgment in these situations. You should carefully weigh the tenant's proposal against your needs as a landlord and the requirements of the lease agreement.&lt;/p&gt;

&lt;h2&gt;What Is A Co-Signer?&lt;/h2&gt;

A key for understanding co-signers is the idea that anyone who signs on a lease is wholly and equally responsible for the terms of the lease. There is no 50/50 split or anything of that type. If there are two parties they are both equally responsible for &lt;strong&gt;ALL&lt;/strong&gt; the terms of the lease. Typically a co-signer does not actually pay rent for a property but again any type of arrangement between the co-signer and the person residing in the property is up to them. The important thing to know is that both parties agree to pay the full rent every month.&lt;/p&gt;
&lt;h2&gt;When A Co-Signer Helps&lt;/h2&gt;
&lt;p&gt;I had a tenant several years ago who had less than adequate credit. I decided to take him on with the condition of having a parent co-sign on the lease. That turned out to be one of the best decisions ever. The tenant was frequently late on rent payments and generally avoided my phone calls and notices after the 5th of the month when rent was late. But a simple email to his mother and either he would be right in to pay or a check from mom would be in the mail. After a year lease I elected not to renew to the tenant as chasing down rent payments is tedious and I had no desire to keep myself in the middle of a parent/child dispute. But in this instance a co-signer was all that kept the tenant from being evicted.&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;When Should You Get a Co-Signer?&lt;/h2&gt;
&lt;p&gt;First, it a potential tenant willingly volunteers to have a co-signer you should definitely take them up on it. It may be that nothing goes wrong but a co-signer is a little bit of additional insurance for your Park City property management operation. If a potential tenant is just starting out on their own you should require a co-signer. Most people of this age still have some dependency on their parents and asking this of a first-time renter is not unreasonable. I have also asked for co-signers of people who recently went through a bankruptcy. Having verified income helps but again that extra bit of insurance a co-signer brings can alleviate concerns about a potential tenant. You should always run a co-signer through the same process you put every potential tenant through. They should fill out your application, have a credit and criminal background check run, and verify income.&lt;/p&gt;

&lt;p&gt;The last place you want to be is one where you feel like you don't have a choice and must take the first tenant that comes your way. That's not to say that the first tenant won't be great, but you do not want to be desperate to fill your property. Set aside money for your Park City property management operation to weather a few months of vacancy, large repairs, etc. You do not want to be so tight on things that you can't take even a month without a new renter. Sure it is painful to lose money on your investment property during vacancy but you should realize that this will happen from time to time and have some pain tolerance when it comes to these losses. The idea is to think and plan ahead so that you do not fine yourself in a difficult position or feel forced to take on a less-than ideal tenant. Work from a position of strength and you will be much happier with your results.&lt;/p&gt;

&lt;p&gt;When it comes time to find a new tenant you should have an effective plan in place to deal with vacancy. You should already have a network of contractors and service providers who can take care of whatever work you need to get your property into rentable condition. You should have established channels and methods for marketing your property that have proven themselves effective at finding good tenants. Your application process, including background checks, should also be established and repeatable. If you can't perform the same process then you can't expect the same results. Keep to your plan and take the guess work out of finding a qualified tenant.&lt;/p&gt;
&lt;h2&gt;Don't Say Something Stupid&lt;/h2&gt;
&lt;p&gt;Hopefully you know this by now but there are certain things you cannot ask a prospective tenant. You must always deal fairly and equally with any prospect that comes your way. If you need to reject a person there must be a valid reason for doing so, which is another reason why an established application process is so important. The things you can't ask or say to a person are related to fair housing discrimination laws. Not necessarily in Park City property management but in other things! I just recently read the novel "Blink: The Power of Thinking Without Thinking" by Malcolm Gladwell. Yes I know the book was published in 2005, nearly a decade ago, and yes I know it is a great book. I had heard of it when it was originally published and remember it being referenced in different conversations I have had with people but I never got around to reading it until now. "So what does this have to do with Park City property management?" you might ask. Well that is the point of my blog today, so let's dive in.&lt;/p&gt;
&lt;h2&gt;Premise&lt;/h2&gt;

&lt;p&gt;For those of you unfamiliar with the book Gladwell posits that experts within their respective fields are able to make accurate, relatively uninformed decisions at a glance with a minimum of information. He terms the concept "thin slicing" and gives many examples from experts in various fields that are able to make quick and accurate judgments with limited information. Perhaps you have felt this in your own life, where your first instinct about a situation or decision was the correct one. Gladwell also notes that additional and sometimes exhaustive research is no better at producing a correct decision and can also lead to indecision. He also delves into stereotypes and how they can cause people to make inaccurate judgments. So what does this mean for Park City property management?&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;Application&lt;/h2&gt;
&lt;p&gt;There have been instances where I have made both the right and the wrong decision when it comes to accepting a tenant. I can recall specifically some tenants who checked out in every way, had decent credit scores and no red flags on their background check. They had good jobs and were ready to move in when I needed a new tenant. But something about them just seemed a little off. I couldn't put my finger on it and after doing my diligence as a Park City property manager I gave them the okay. Big mistake. They ended up being nightmare tenants, completely unreasonable and even confrontational to deal with. They were rude to their neighbors, didn't take care of the property, and it was a bad experience all around. Fortunately they asked to move out at the end of their lease but the problems did not stop there. The place was a disaster, they were completely unreasonable when it came to tours, after seeing the conditions they lived in no one wanted to rent the place. I eventually gave up tour and waited until they moved out. I should have followed my first instinct to deny them but I unfortunately made the wrong choice. I have also had instances where my first reaction to a prospective tenant was very positive. And despite low credit scores, rough appearance, and less than ideal results on background checks I decided to rent to these tenants and they have been great.&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;Summary&lt;/h2&gt;
&lt;p&gt;If you are new to Park City property management you should follow all the recommended steps when choosing a tenant and try to make as informed a decision as possible. If you are an old hand when it comes to property management in Park City Utah you should STILL do all those things but ultimately trust your first instincts. Consider simple and easy ways to spruce up the presentation of your property.&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;Have A Website&lt;/h2&gt;
&lt;p&gt;There are simple ways to create a basic and professional looking website for your Park City property management operation. Considering the volume of searching that is done online for rental properties I think it pays to have yourself a digital storefront.&lt;/p&gt;
&lt;h2&gt;Be Responsive&lt;/h2&gt;
&lt;p&gt;Always return phone calls from prospective tenants in a timely manner. Tenants are the lifeblood of your business so do them a common courtesy by calling them back. The woman calling our office had noticed there was an injured duck on the other side of the road from our office. She thought &lt;strong&gt;the duck was still alive&lt;/strong&gt; and that we should do something about it. Now to be clear neither I, nor anyone in our office, have ANY professional experience with injured animals. The road on which the injured duck was found is a public road and not part of the community where our office is located. &lt;img id="img-1383065357407" src="http://www.ccparkcity.com/Portals/224924/images/property management park city utah 2.jpg" border="0" alt="property management park city utah" width="273" height="351" class="alignRight" style="float: right;"&gt;Essentially the woman who called wanted something done about the problem but wasn't willing to do anything herself. I agreed to take a look at the poor duck and see what, if anything could be done.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I walked out of my office and across the street. Sure enough there was a duck there. The poor guy was alive but &lt;strong&gt;obviously injured.&lt;/strong&gt; He couldn't really move very well and was in need of some help. There were a few things I learned from handling this very strange situation and I think they can be applied to Salt Lake City property management.&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;Troubleshooting&lt;/h2&gt;
&lt;p&gt;Sometimes you are confronted with a problem that is either new to you or doesn't have a readily apparent solution. This is when the ability to troubleshoot comes in handy. In this case the poor duck was still alive but obviously in need to some attention. My first step was to get a cardboard box and an old towel and gently place the duck in the box and get him off the road. Then the process of figuring out what to do for the duck began. At some point in Park City property management you will come up against a problem or situation where you aren't going to know exactly what you should do or where you should turn. Being able to analyze or troubleshoot the situation and eliminate options that will not solve the problem are a crucial skill. I began first by calling the Division of Wildlife Resources along with doing some searching online. I eventually was lead to a woman who was registered with the state as a person who could care for small wildlife like this poor injured duck. She lived down in Draper so I set out with &lt;strong&gt;the duck riding shotgun&lt;/strong&gt; in his little box in hopes of saving the little guy's life.&amp;nbsp;&lt;/p&gt;
&lt;h2&gt;Doing Good Doesn't Always Pay&lt;/h2&gt;
&lt;p&gt;In the back of my mind as this situation developed a few thoughts were going through my mind. Obviously "How did I get into this?" was one thought I had but another equally prevalant thought was that &lt;strong&gt;sometimes doing good doesn't pay&lt;/strong&gt;. Nobody was going to be reimbursing me for my time spent helping this duck. It wasn't a man hour that I could bill to a condominium association or property owner. I didn't create a service order and I didn't track any time or materials. I was simply doing what I thought was the right thing to do in that particular scenario. For Park City long term rentals in Park City property management you may be confronted with a situation that requires action on your part but may not necessarily be something you can bill for or directly recoup your time and effort. But if it is the right thing to do you should give it serious consideration and recognize the positive impact doing good can have on your Salt Lake City property management operation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Unfortunately the duck passed away while I was stuck in traffic on the freeway. Park City Property Management Tips"&lt;/a&gt;&amp;nbsp;but today I would like to deal specifically with roommate considerations.&lt;/p&gt;
&lt;h2&gt;Who Signs The Lease?&lt;/h2&gt;

&lt;p&gt;This is somewhat of a trick question; you should have every individual who is &lt;strong&gt;over the age of 18&lt;/strong&gt; residing in the property sign the lease. You should also have a clear policy regarding people visiting the property. For example a landlord can require their pemission be obtained if a person stays in the property for more than 3 consecutive days or 5 days in a month. This can cut down on individuals residing the in the property who are not on the lease. You should also be aware of the term &lt;strong&gt;"tenant at will"&lt;/strong&gt; when it comes to long term rentals in Park City. A tenant at will is essentially someone who is residing in the property without a current lease agreement with the landlord. A roommate who was invited by a tenant named on the lease but without the landlords permission is considered a tenant at will. If the named tenant decides to move out leaving the unnamed tenant behind this can result in a difficult situation for all three parties. If the lease is not expired the named tenant is still responsible, and the landlord and unnamed tenant do not have a lease agreement with one another. Requiring signatures from roommates can alleviate this problem in Park City property management.&lt;/p&gt;
&lt;h2&gt;&lt;span&gt;Security Deposits&lt;/span&gt;&lt;/h2&gt;
&lt;p&gt;When it comes to roommates there are frequently two or more parties paying rent and two or more parties contributing to a deposit. My recommendation for Park City property management is that you insert language into your lease requiring that the property be completely vacated as one of the conditions for refunding a deposit. The lease I use is structured this way and it has protected me when roommates are parting on less than amicable terms. In previous instances I have instructed roommates to determine between themselves how much the remaining party will be reimbursing the vacating party. If the tenants are in dispute this language can also protect you legally from being forced to return some of the deposit.&lt;/p&gt;

If exterior components are part of your inspection process they can be listed by the different sides or areas of the property. Having a checklist like this in place will help standardize your inspection of a property after a tenant has left. This document should also allow room for you to write notes about the condition of items contained in the list. Be thorough in your descriptions. "Grease spills and black drip pans" is better than "oven dirty" and will also be supported by the next tool in your bag, taking photos.&lt;/p&gt;

It is very easy to then email a group of photos from the phone to your computer. Take detailed photos of damage, both from far away to provide perspective, and close up to show detail, is a great way for both the landlord and the tenant to account for any conditions present in the property that could exceed reasonable wear and tear. Should the dispute ever have to go to court photographic evidence of damage will strengthen a landlords case that money should have been taken from a security deposit to enact repairs. Keep your digital photos in a file based on the move out date and periodically delete old photos if there is no disputing of charges. Don't be afraid to take a lot of photos, they can easily be deleted later. Now when your new tenants signed the lease did you explain or even mention this requirement? Giving your tenants up front knowledge about when rent is due and when it is late is the first step in combatting the dreaded late payment. Most people, including tenants, will make the right choice the majority of the time if they are aware of what is expected of them. For example our lease states that rent is due on the &lt;strong&gt;1st&lt;/strong&gt; and late on the &lt;strong&gt;5th&lt;/strong&gt;. I feel like I can't even mention the amount of rent a tenant must pay without following up with "due on the 1st, late on the 5th". I have found that properly educating tenants about expectations at the beginning of a lease is the best way to avoid problems in Park City property management.&lt;/p&gt;
&lt;h2&gt;Options&lt;/h2&gt;
&lt;p&gt;The more options a person has to make a rent payment the easier making that rent payment becomes. For some tenants the act of writing out a check, getting a letter and a stamp and sending it off will only create a greater likelihood of late payment. I know at my house we rarely have both a stamp and an envelope on hand at the same time. Basically all of our bills are paid online automatically every month, we know it is coming out and don't have to worry every month. This convenience should be extended to your tenants through any means possible. Things like &lt;strong&gt;PayPal, online banking transactions&lt;/strong&gt; or even banks that automatically mail checks every month are potential solutions for payment options. Be flexible and you will find that the increase in options will result in a decrease in late payments. We continually push online payments with all our tenants. It cuts down on errors, lost payments, trips to the bank, etc. It is a great solution for Park City property management.&lt;/p&gt;
&lt;h2&gt;Maintenance&lt;/h2&gt;
&lt;p&gt;Yes, how you &lt;strong&gt;maintain your property&lt;/strong&gt; can have influence how on time your tenant is with their payments. Think about it, if a tenant calls you about a maintenance item it is obviously something that they want to have fixed. If you are habitually slow in your repairs or if you are always coming up with excuses as to why you can't or won't fix something then don't be surprised if your tenants are less than happy to be sending you their money each month. Rent is a big expense for a tenant, often times it is the single largest expense for an individual or household. And if you are having to send all this money to someone who isn't taking care of their end of the agreement then I guarantee you won't be in a hurry to take care of your part. First, &lt;strong&gt;our tenants are wonderful.&lt;/strong&gt; We did our due diligence with their applications and background checks and they have been great people to work with. We take care of our property and so do they. My wife asked if it would be okay if I stopped by Tuesday night to take a look as this would be the first night we had available. They said that would be fine as they didn't use the dishwasher much anyways. We initially told them it wouldn't be until Wednesday but my wife was able to rearrange her conflict on Tuesday so she could watch our children and I could address the problem. Perhaps you can already see where this is going.&lt;/p&gt;
&lt;h2&gt;I Need A Property Manager&lt;/h2&gt;
&lt;p&gt;Stop me if this sounds familiar: You work at a &lt;strong&gt;demanding job&lt;/strong&gt;. Your significant other also works. You own your own home along with all its attendant requirements of your time. You have a couple of kids along with a couple of dance lessons, soccer practices, basketball games and throw in some skiing because this is Park City. Then, despite the best efforts of your children, enjoy a small social life with friends. Basically you are a &lt;strong&gt;busy person&lt;/strong&gt;. This is the situation I found myself in Tuesday night after having rushed home from work, inhaled some food, ran to the condo, and found myself need to &lt;strong&gt;replace a leaking dishwasher&lt;/strong&gt;. Not the best way to spend a Tuesday night. As I made my second trip to Home Depot (the water line fitting didn't match the new dishwasher) the thought came to me clearly that &lt;strong&gt;I need a property manager! &lt;/strong&gt;Taking care of items like this and allowing me to focus on family, friends, and work is exactly what a property manager does. While meeting expectations is good, every now and then a situation calls for going beyond normal expectations to either take care of a problem or maintain a beneficial relationship. Without seeming like I am tooting my own horn I would like to share an example of going beyond expectations and how it can create positive impressions and valued relationships.&lt;/p&gt;
&lt;h2&gt;I'm Not a Catering Company But...&lt;/h2&gt;
&lt;p&gt;&lt;img id="img-1370551532661" src="http://www.ccparkcity.com/Portals/224924/images/park-city-sundance-main-street.jpg" border="0" alt="property management park city utah" width="356" height="237" class="alignLeft" style="float: left;"&gt;Those of you familiar with Park City property management know all about Sundance. &lt;strong&gt;Hollywood comes to Park City&lt;/strong&gt; and brings &lt;strong&gt;traffic jams&lt;/strong&gt;, tons of film lovers and the town is &lt;strong&gt;crazy!&lt;/strong&gt;&amp;nbsp;I previously worked in the nightly rental and tourism industry and Sundance was always one of our busiest times. It was late in the afternoon of a Friday during the festival that I got a call from a group that was renting one of the homes we managed. The gentleman on the phone explained that the person from their group responsible for arranging catering for an even they were hosting tonight had left early. There was no catering set up and they wanted to know if I could help. I told them I would see what I could do, hung up the phone and shook my head. During Sundance catering companies have been &lt;strong&gt;booked out for months&lt;/strong&gt; if not longer. I tried in vain to call a few companies I had worked with in the past but to no avail. My next phone call was to a grocery delivery company asking if they could meet me at the grocery store in 20 minutes and then I called my wife who was on her way up to Park City to meet me for dinner. "I'm sorry honey but I'm going to have to cancel dinner", I said. "Because you are going to help me cater a party."&amp;nbsp;&lt;/p&gt;
&lt;p&gt;After a rush to the grocery and liquor store, some quick arranging and a few hours spent keeping the food fresh and the alcohol flowing, the party was a success. I'd never catered an event before and I don't plan to do so in the future but I learned a few things from exceeding expectations that I think can be of value in Park City property management.&lt;/p&gt;
&lt;h2&gt;&lt;b&gt;The Things I've Learned&lt;/b&gt;&lt;/h2&gt;
&lt;p&gt;In these unique situations there are a few things that I have learned. The first thing is that&amp;nbsp;&lt;strong&gt;your reputation is one of the most valuable things you have, take care of it accordingly.&lt;/strong&gt; You can't solve every problem and you can't make everyone happy but you should care about your reputation when it comes to Park City property management. If you are known for doing the right thing and not being a penny pinching landlord you'll find that you will attract the right&lt;img id="img-1370636912626" src="http://www.ccparkcity.com/Portals/224924/images/no-money-300x300.jpg" border="0" alt="property management park city utah" width="237" height="237" class="alignRight" style="float: right;"&gt; kind of people who respect and value those characteristics. This also leads me to my second&amp;nbsp;point,&amp;nbsp;&lt;strong&gt;it's not about money but about doing the right thing&lt;/strong&gt;. If you add up all the time and effort you might spend in these extraordinary circumstances you are probably not going to see an exact return on your investment. But that is not the point. In my opinion doing the right thing is more important than the money. Perhaps I might dying a poor man because of this attitude, so be it. I believe there is intrinsic value in doing the right thing and that those people who you meet in your Park City property management operation will recognize and respect the values you have.&lt;/p&gt;

&lt;p&gt;As a landlord you should respond quickly to maintenance requests. In fact there are specific laws explaining how you must respond to some types of requests. I detailed some of this information in my post titled &lt;strong&gt;"Maintenance Laws For Park City Property Management"&lt;/strong&gt; that you can read by clicking &lt;a href="http://www.ccparkcity.com/blog/bid/224478/Maintenance-Laws-For-Park-City-Property-Management" title="here" target="_blank"&gt;here&lt;/a&gt;. It may not be a convenient time for you, &lt;strong&gt;Murphy's Law&lt;/strong&gt; will probably make sure of that, but you should answer the request quickly and begin the process of repair immediately. Schedule work with your tenants at a time convenient for them and let them know in advance if you or someone else will be coming to make the repair. Keep in contact with your tenant during the repair and let them know when the work has been completed. Good tenants appreciate good landlords.&lt;/p&gt;
&lt;h3&gt;&lt;strong&gt;2. Be Professional&lt;/strong&gt;&lt;/h3&gt;
&lt;p&gt;You should always be polite, honest, and impartial when dealing with tenants. If you have fond memories of living in your rental property and think tenants will pay a premium for your property you need to think again. Prospective tenants are looking for a place to live, not renting your emotions. You should treat every tenant with the same amount of respect and professionalism. If a tenant calls in need of something they don't want to hear a sob story about how bad your day was and that your boss yelled at you. They aren't interested in how little Billy's soccer game went and they probably don't want to attend Bobby Sue's dance recital. Keep it pleasant and professional in your Park City property management interactions.&lt;/p&gt;
&lt;h3&gt;&lt;strong&gt;3. Show Appreciation To Your Tenants&lt;/strong&gt;&lt;/h3&gt;

He has a single family home with private entrance to the basement that he rents to a family downstairs and two working professionals upstairs. Every so often he has what he calls &lt;strong&gt;"Tenant Appreciation Day"&lt;/strong&gt;. This usually consists of delivering &lt;strong&gt;a case of beer&lt;/strong&gt; to the tenants and checking in to see how things are going. Compared to the amount of rent the tenants pay a case of beer doesn't amount to much but it is the perfect gift for them and they get a kick out of it. Little things like this make good tenants happy and make you look like an awesome landlord.&lt;/p&gt;
&lt;h3&gt;&lt;strong&gt;4. Allow Pets&lt;/strong&gt;&lt;/h3&gt;
&lt;p&gt;These days many prospective tenants either have or want to acquire a pet. Deciding to accept pets opens you up to a wider pool from which to find tenants and this is always preferable. Make sure you take an &lt;strong&gt;extra deposit&lt;/strong&gt; and charge &lt;strong&gt;monthly pet rent&lt;/strong&gt;. Also make clear that the tenants are to clean up after their dog and quicky address the issue if they don't. If the property you rent is part of a home owner's association check to make sure what the rules are regarding tenants and pets. If the rules don't allow tenants to have pets then you shouldn't either. Make sure you also have some language in your lease regarding the pet responsibilities of the tenant in Park City property management.&lt;/p&gt;
&lt;h3&gt;&lt;strong&gt;5. Take Noise Or Other Complaints Seriously&lt;/strong&gt;&lt;/h3&gt;
&lt;p&gt;If a tenant calls to complain about noise, criminal activity or some other type of nuisance you should respond immediately to the problem. &lt;span style="text-decoration: underline;"&gt;Tenants have a right to the peaceful, safe enjoyment of a property and a landlord is responsible for providing this.&lt;/span&gt; If there are criminal problems in the area work with law enforcement or neighborhood watch programs to make the neighborhood safer. If there are nuisance or noise complaints follow the proper channels for solving these problems as well. Your tenants will thank you and are more likely to remain in a property because of your efforts.&lt;/p&gt;

Property owners are faced with two basic choices when thinking about Park City property management: do I manage the property by myself or hire a Park City property management company? Each property owner arrives at an answer by assessing the property and their personal situation. However there are a few common pitfalls that I have seen self-managing property owners stumble into in my time as a professional property manager.&lt;/p&gt;
&lt;h4&gt;1. Knowledgeable Tenants&lt;/h4&gt;

&lt;p&gt;All too often I have had a resident, who rents directly from an owner, stop by my office with a&lt;br&gt;problem. And that problem is usually related to a lack of knowledge. From "Where is the laundry?" to "Can I have a satellite dish?" many problems that arise for a tenant can be proactively dealt with through informing the tenant about basic information related to the property. If your investment property is part of an association this could include &lt;strong&gt;parking rules&lt;/strong&gt;,&amp;nbsp;&lt;strong&gt;pet policies&lt;/strong&gt;, or &lt;strong&gt;access to gym and pool facilities&lt;/strong&gt;. In the case of renting a private home clearly spelling out any&amp;nbsp;&lt;strong&gt;maintenance responsibilities&lt;/strong&gt; that belong to the tenant are also very important. Setting expectations early can help a property owner avoid frustrations and make renting a positive experience for a tenant. The last thing anyone wants is a car to be towed because a tenant didn't know where they could park.&lt;/p&gt;
&lt;h4&gt;2. Background Checks&lt;/h4&gt;
&lt;p&gt;&lt;span style="font-size: 1em;"&gt;&lt;img id="img-1359068554208" src="http://www.ccparkcity.com/Portals/224924/images/park city property management 2.jpg" border="0" alt="property management park city utah" width="238" height="238" class="alignLeft" style="height: 238px; width: 238px; float: left;"&gt;A while ago I had a conversation with a property owner who does their own Park City property management. At the time we both had a similar property we were trying to rent and they wanted to know if I had any good prospects. I said that I had a few showings but only one party had submitted an application and had been turned down. When they asked why I had turned the prospects down I indicated that a member of the party had a Social Security number that showed up as belonging to a deceased person. The property owner then asked if I would refer the prospects to them because "I don't really worry about that, I never run a background check"! Now I would hope that this is an uncommon response but when looking for prospective tenants you must take the time necessary to protect your investment. Some recommended steps are:&lt;/span&gt;&lt;/p&gt;

&lt;li style="text-align: left;"&gt;&lt;span style="font-size: 1em;"&gt;Verifying employment &amp;nbsp;&lt;/span&gt;&lt;/li&gt;
&lt;li style="text-align: left;"&gt;&lt;span style="font-size: 1em;"&gt;Check rental history&lt;/span&gt;&lt;/li&gt;
&lt;li style="text-align: left;"&gt;&lt;span style="font-size: 1em;"&gt;Run a credit and criminal background check&lt;/span&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;/ul&gt;
&lt;/ul&gt;
&lt;/ul&gt;
&lt;p&gt;I have seen too many examples of poorly checked tenants that have resulted in damaged property, lost rents and even involvement from law enforcement. This can not only negatively affect the property owner but also the community. Don't just take the first person who has cash in hand, do your research and you will be glad you did.&lt;/p&gt;
&lt;h4&gt;3. Be Involved In The Community&lt;/h4&gt;
&lt;p&gt;As a property owner it is all too easy to simply let the rents come in and not think about the big picture. Do you know what is going on in the community where your investment property is located? Are there things happening that could impact your ability to rent your property, either negatively or positively? Let me give you an example. Not too long ago I was consulting with an attorney who specializes in Utah property management. We were discussing pool rules when he told me about a community he was aware of that got into a lot of trouble over their pool rules and the Fair Housing Act. The Fair Housing Act, passed in 1968, creates certain protected classes that it is then illegal to discriminate against. One of those protected classes is "familial status", which was added in an amendment to the act in 1988. Familial status can be easily understood as having children. The community that the attorney was telling me about was formed prior to 1988 and had an little known and never enforced rule that barred children from using the pool during certain hours. A family renting a property in the community, upset with something completely unrelated, found this rule and reported the community to the U.S. Department of Housing and Urban Development, the agency responsible for enforcing the Fair Housing Act. Unfortunately for this community the government levied a heavy fine which then was passed on to individual property owners for payment. In this case an involved homeowner could have easily saved the community a serious fine by knowing the rules present in their community.&lt;/p&gt;
&lt;p&gt;Park City property management can be a positive way for owners to generate funds on their property but without some basic knowledge it can be a difficult process.
